Update: The WNC Board approved a motion March 10, 2015 to support the project with the same requests as mentioned below. As of June 2015 grading has commenced and construction is expected to be complete around the end of 2016.

The Winnetka Neighborhood Council Planning and Land Use Committee heard a presentation February 2015 by LaTerra, the developer for the property at 20600 Roscoe. They are currently entitled to build 105 apartment condo units which would be 4 stories tall, 17 condo units which would be 2 stories, and 7 detached condo units along Lanark which would be 2 stories. They are proposing to revise that plan and instead build 70 single family small lot homes which would be 3 stories, and 7 single family homes which would be 2 stories on Lanark.

The 70 single family homes would be 1,700-2,000 square feet with 3-4 bedrooms and a two car garage. The homes on Lanark would have 3 car garages.

On the topic of parking, there would be 20 guest parking spaces. The requirements is for 18-19 spaces. At the PLUM meeting there was a lengthy discussion exploring parking, privacy, views, drought tolerant landscaping, solar panels and more. The committee voted to support the project with the following requests:

  1. High windows for the houses along the south side of the property and the house along the west side of the property to preserve the privacy of the houses facing the adjoining properties.
  2. The inclusion of gray water recycling for each unit.
  3. Recommend solar be added to the project.
  4. Permeable pavement
